Google Business Profile for HVAC Contractors: Complete Guide

The free listing that sends most HVAC contractors 60%+ of their local leads. Here's how to rank in the Twin Cities local 3-pack.

If you do nothing else for HVAC marketing, optimize your Google Business Profile. It's free, it's responsible for the majority of your local lead flow, and most of your competitors have it half-finished. Work through the 12 steps below in order and you'll outrank shops twice your size within 90 days.

1Claim and verify your profile

If you haven't already, search your company name on Google Maps, click 'Claim this business', and complete verification (usually a postcard, sometimes video). Skipping this is the #1 reason HVAC contractors don't show up in local search.

2Get your primary category right

Your primary category controls 80% of which searches you rank for. Pick the most specific one.

  • Primary: 'HVAC Contractor' (broadest reach)
  • Or: 'Heating Contractor' / 'Air Conditioning Contractor' / 'Furnace Repair Service' for specialty focus
  • Add 2–3 secondary categories — but don't dilute with unrelated ones

3List every service as a separate entry

Google uses your services list as a ranking signal. Add 15–25 specific services (furnace repair, AC tune-up, ductless mini-split install, heat pump repair, etc.) with short descriptions and price ranges where you can.

4Set service area, not address (if mobile)

If you don't have a storefront customers visit, set your business as service-area only and list every city/zip code you cover. Hiding your address actually helps ranking — Google trusts it more than a fake suite number.

5Upload 50+ real photos — and add new ones weekly

Photos are the most underused GBP feature. Profiles with 100+ photos get 2–3x the clicks of those with 10.

  • Tech headshots and team photos
  • Truck and equipment photos
  • Job site photos (before/after installs, neat workmanship)
  • Logo, exterior, interior (if you have a shop)
  • Add 2–3 fresh photos per week, geo-tagged to job sites

6Build a real review-generation system

Reviews are the single biggest ranking factor for local HVAC search. 4.7+ stars with 100+ reviews beats almost everything.

  • Text customers a direct review link the day after the job
  • Train techs to ask in person before they leave
  • Reply to every review within 24 hours — even the 5-stars
  • Never buy reviews; Google catches it and suspends profiles

7Post weekly updates

GBP Posts are like mini social posts that show up in search results. Post seasonal offers (spring AC tune-up, fall furnace check), recent job photos, and tips. Aim for 1 post per week minimum. Most competitors post zero — easy advantage.

8Seed your Q&A with the questions you actually get

The Q&A section is publicly editable. Ask and answer the top 10 questions your office gets ('Do you do emergency service?', 'What brands do you install?', 'Do you offer financing?'). Vote up your own answers to keep them at the top.

9Turn on messaging — and respond fast

GBP Messaging lets customers text you directly from search results. Turn it on, set a 5-minute response goal, and consider connecting an AI receptionist that handles after-hours messages instantly.

10Add every attribute that applies

Attributes like 'Veteran-owned', 'Women-led', '24/7 service', 'Free estimates', 'Online appointments' all influence ranking and click-through. Check them all carefully — most contractors miss this entirely.

11Add UTM tracking to your website link

Use a UTM parameter on your GBP website URL (e.g. ?utm_source=gbp&utm_medium=organic) so you can see exactly how many leads come from Google Business in your analytics. Most HVAC contractors have no idea this is their #1 channel — measure it.

12Keep NAP consistent across the web

Name, Address, Phone (NAP) on your GBP must exactly match your website, Yelp, BBB, Facebook, Angi, and every directory. Even tiny inconsistencies hurt ranking. Audit and clean these up — there are tools that do it in a few hours.
